Buying Process - Steps to Take!

Did you know that you could be shopping for a new home this weekend?  It's true. Regardless of credit problems. I provide Same Day Approval Letters and remove barriers that stand in the way. When you buy is up to you!


Step 1 - Contact Me!

Most mortgage lenders gather documentation on step one. I like to make sure my clients feel 100% comfortable with the short journey they will embark on. I will answer any questions and set the right expectations. Mortgage can be complicated. I will simplify Mortgage for you!


Step 2 - Same Day Pre-Approval Letter

Once you decide you are ready, we will find out what your purchasing power is. We will gather essential documentation required for any mortgage lender to properly approve an applicant. I run an automated underwriting decision and provide you with a Pre-Approval Letter. This letter will give you and your agent the confidence of home shopping.


Step 3 - Home Shopping

Armed with your Same Day Approval Letter, you can start previewing homes with your Realtor. When you find your future home, you can begin the negotiation process with a seller. Once you agree on a fair market price, typically a 30 day closing window begins. That's right. Home Ownership in 30 days!


Step 4 - Mortgage Process

The Mortgage Process officially begins when you are in "contract" to buy a home. In this step, we work as a team to gather all the documentation required to fulfill a closing. Think of it as a checklist of items for the buyer, loan officer, escrow officer and realtor. We each have a list that needs attention. The process can take as little as 20 days and as many as 45.  The key to a shorter closing is gathering documentation up front and in a timely manner!


Step 5 - Closing

Have I mentioned that Home Buying is a process?!? Home buying is a lot of "things" and they all magically come together to close a chapter that begins a whole new story. In this step we prepare final numbers of cash to close and set a date for you to sign your "documents or docs." You typically receive your keys on the same day you sign.
